Latest on proposed site development at 555 Tuckahoe Rd. formerly (Saks/Pop Display) now UPS

List of concerns that neighbors have regarding the proposed changes to the current site:

24/7 hours of operation = Increased traffic on Tuckahoe Road
250* UPS package trucks =Poor air quality
524 parking spaces to be constructed =Noise pollution
42 tractor trailers/day beginning at 3am=Daily quality of life impacted
* Neighbors were initially told that the number of trucks would be 225. Now we have been told 250. Will there be more?
  • The location is zoned “CM” for light manufacturing and retail.
  • UPS would like to install two 12,000 gallon above-ground gas and diesel tanks on the East Grassy Sprain Road side of the building. The above ground gas tank and storage are a concern in terms of safety, appearance and air pollution (fumes from fuel and trucks idling while waiting in line). Refueling is not allowed in a CM zone.
  • Increased traffic on Tuckahoe Road, E. Grassy Sprain Rd., and Mountaindale Rd. will slow fire and police response time and wreak havoc on the road surface. A complete traffic analysis is needed.
    • Addition of parking on site with lighting: The UPS Site Plan proposal calls for 524 parking spaces yet UPS has only mentioned two additional parking lots indicated below in their presentations to the Yonkers Planning Board.
    • North employee parking lot – 150 spaces—under a permit supposedly approved in 2017. Neighbors on Bonnie Briar Road, Gailmore Drive and Mountaindale Road did not have a chance to provide input although it directly impacts their quality of life. Neighbors have great concerns about the loss of green space, the noise and light pollution impact as well as security. Fill will be brought on site so that the parking lot will be at the level of the building effectively destroying the lower field that currently exists at the end of Gailmore Drive. Neighbors would like UPS to provide color renderings showing what green space exists and what green space will be taken away. Once the green space is gone we can never get it back!
    • Northeast employee parking lot – 129 spaces behind the Hampton Inn. Once used as baseball field, this field will be paved over.
    • 150 parking spaces +129 parking spaces =279 parking spaces. It is unclear where the additional 245 spaces will be put and why they have not been forthcoming about the total number of spaces.
  • Noise from trucks backing up into the facility, car alarms going off, doors slamming, car radio playing at 2:00 – 3:00 am in the morning!
  • Employees will be arriving between 2:00 am and 3:00 am in the morning and will be entering the building from an entrance that UPS would like to put in at the northeast corner of the existing building.   • At Thanksgiving and Christmas, additional traffic and seasonal employees will be added to the mix.
